Pre-Purchase Home Inspection (for the buyer)
As a buyer you are always at risk, no matter how much you research to find the perfect home for you and your family. It's the items you don't see that end up costing you. Having your future home inspected by an experienced home inspector can reduce that risk, and possibly save you thousands in unforeseen repairs. The fact is nothing could be worse than suddenly finding out there are major defects or serious health hazards with the home you just purchased when these issues could have been addressed and repairs negotiated prior to purchasing. Having a Buyer’s Inspection performed will educate you about the condition of the property so you can make an informed, knowledgeable decision.
Pre-Listing Inspections (for the seller)
As a seller, you go through the pain staking, often emotional, process of deciding to sell your home and then figuring out what your home is worth. Then, after receiving an offer and negotiating a price with a potential buyer, they have a pre-purchase inspection. Then, you find yourself back at the negotiation table or worse yet they walk away. Having a pre-listing inspection performed prior to listing the property provides you an opportunity to address the issues or get contractor bids of your own. This can aid in a quicker sale and potentially prevent a buyer from walking away. If no problems are found, the pre-listing inspection can help confirm that your sales price is fair with the market value.
Warranty Inspections (for the Owner)
This inspection is for buyers purchasing new construction homes and are performed prior to your home warranty expiring. I help document the problems and issues you may or may not know about allowing you to take full advantage of your new home warranty.
Rental Property Management Inspections
As a property owner or investor, I can help you keep your investment in good shape. A good rule of thumb is to have an inspection performed every two years or prior to renting to a new tenant and after an existing tenant moves out. I will document the conditions prior to and after, informing you of damages the tenant caused that you may not have known about. I will fully document the condition of all the components and provide pictures of all the finishing’s. This rental/property management inspection not only protects your assets but also informs you of potentially unsafe conditions for which you could be liable.
